Factors Affecting the Change in Specific Capital Investments in Construction
Abstract: Existing practice shows that an increase in specific (per unit area) capital investments in the construction of industrial buildings is caused by a large set of various factors that can be combined into three groups. The first group includes factors that step outside the influence area of construction at all its stages. Among them there are the amplification of climatic and geological conditions in connection with the development of certain regions, changes in the sectoral structure of construction, etc. The second group includes factors conditioned by the requirements of the industrialization of the construction process, acceleration of construction rate, etc. The third group is determined by the increasing service requirements for industrial buildings, including the requirements of social order, energy savings, etc. It should be noted that the listed factors, causing an increase in specific capital investments in the construction of industrial buildings, to varying degrees, retain their significance. An ongoing process of improving construction solutions at all stages of their creation is in progress as opposed to the factors influencing the increase in specific capital investments. The analysis of statistical data showed that the accelerated dilapidation of industrial buildings leads to an increase in labor inputs, funding, material and equipment for repairing and operation. It also increases capital investment in new construction to rebuild disrepair buildings. The processing of specific capital expenditures showed that their value most characterizes the efficiency of the costs of creating fixed assets.
