Relevance of State Support of the Residential Real Estate Market

Abstract: The article deals with the concepts of «residential real estate», «state regulation of the real estate market», «methods and instruments of regulation», «real estate», «housing construction». The classification of residential real estate by social class and privileges, its components, signs of belonging to classes and their characteristics are considered. The analysis of the factors that determine the value of demand in the real estate market is carried out, and the dynamics of the cost of residential real estate is considered on the example of a two-room apartment in Donetsk according to the data of 2020. The functions performed by the state in the residential real estate market have been investigated. The system of state regulation of the real estate market, economic methods of managing the real estate market, their characteristics and components are considered. The examples of state methods of market regulation are given and considered. The drawbacks of the mechanisms of implementation of the state policy of providing the population with housing and the functioning of the residential real estate market are analyzed.
