The Concept of Calculating the Adjustment to the Location of the Property Subject to the Assessment of Zoning by the Example of the City of Krasnodar

Abstract: There is a huge amount of justification for the magnitude of adjustments in the comparative approach in determining the value of real estate. The final choice of a concrete method of making an adjustment lies with the appraiser. Typically, the evaluator selects the analogue objects in the same area as the evaluation object. But that if there are no analogue objects in the desired microdistrict, then the evaluator needs to look for their neighboring areas and make corrections for the locations, but there is no rule for determining this correction. Therefore, taking as a basis the real estate market of the city of Krasnodar, a calculation was made of the value of the adjustment to the location taking into account the estimated zoning.
