Abstract: The study solves the applied problem of socio-economic development of the region due to the optimization factor of the real estate structure. Based on the study of scientific works by domestic and foreign scientists, a thesis has been formed about the key role of real estate in the object composition of regional productive forces, and the complex nature of real estate in the regional economic system has been noted due to the various tasks assigned to them. To overcome the imbalances in the structure of the property complex of territories, a scientific and methodological approach to optimizing the structure of real estate objects is proposed, implemented on the basis of a comparison of actually achieved indicators and standard (recommended) values, within which the basic needs of the population are identified, real estate objects are grouped to meet each group of needs, standards for the provision of real estate objects are established, and the mathematical apparatus of the study is provided. The prospects for further research are seen in the approbation of the proposed scientific and methodological approach based on the materials of individual territories and regions.

Keywords: real estate object, optimization, structure, scientific and methodological approach, standard, basic needs of the population.
