Theoretical Aspects of Real Estate Management: Problems and Ways of their Solution
Abstract: The article provides a theoretical analysis of the conceptual apparatus, clarifies the concepts of real estate, commercial real estate, real estate management, the organization of the most effective real estate management. The distribution of income from the lease of a property, sale of property on behalf of the founder of the management, the development of the property in order to increase its commercial attractiveness, directions of conservation of the management object and the transfer of the management object as a pledge are analyzed. A mechanism for managing commercial real estate objects has been formulated, which develops the provisions of an investment assessment, recommendations for the implementation of the proposed mechanism for owners and managers of commercial real estate objects have been developed. The main shortcomings and mistakes in real estate management at various stages of its development are revealed. Real estate management is one of the most important issues in economic science and practice. The relevance of research in the field of real estate management is due to the current economic situation in the country. In these conditions, the problem of real estate management, analysis of the investment attractiveness of real estate, i.e. assessment of the characteristics of the operating conditions of the object that determine the return on investment. The existing scientific developments on management and investment in real estate do not pay due attention to the issue described above. Therefore, in modern conditions, for the effective management of commercial real estate objects, it is relevant to develop guidelines for creating a mechanism for such management.
